Seller's Notes:I just bought an actual mattress and frame and no longer have the room for this futon. I have had it for about 2 years now and it is in excellent condition. I steam cleaned it once a month to upkeep the condition of the suede fabric and always had a fitted sheet and blankets over it for protection against wear and tear. Need to get to sell asap
